We moved into Groves Park Commons in January 2010. Everyone we have dealt with who is affiliated with the Commons (realtors, investors, the builder, and workmen) has been extremely friendly, helpful, and knowledgeable. Any problems/issues encountered were resolved expeditiously and to our complete satisfaction.

The town homes are proudly constructed by Christopoulos & Kennedy Construction, Inc. We have been in business for fifteen years and have over sixty years of combined construction experience. We are a certified Green Builder as designated by the National Association of Home Builders. In conjunction with our architect, Dan Brewer, we have designed and built town homes that combine the beauty of a traditional neighborhood with current technology to give our homeowners a home that is aesthetically unique, environmentally sensitive, energy efficient, and as maintenance free as possible. The below amenities and design features depict a home that warrants your trust and investment.

Amenities for all Groves Manor town homes.

  • This is an Energy Star ® tested and certified home. This means that a third party Energy Star Rated has inspected the townhouse during construction, performed a blower door test for air leakage, and has thus issued this home a certificate as an Energy Star Qualified Home ®. What this means to the homeowner is that at current electric rates, one can expect to pay $1500 to $1700 per year for heating/cooling, lights, appliances, and general electric use. Water is heated by gas. Of course, this is dependent upon each family’s size and use. Following practical energy conservation measures will help each family to achieve these goals.
  • This home carries a 10 year structural warranty backed up by America’s Choice Home Buyers Warranty ®. At loan closing each homeowner will receive a warranty and information as to what is covered. There is no additional cost for this warranty.
  • Icynene® open cell foam insulation is used in all exterior walls and the roof system. This seals the home up and helps us to achieve our desired Energy Star ® rating. In the attic the foam is applied to the bottom of the roof decking in order to seal up this space, thus keeping the attic a uniform temperature close to that of the living space. We do this because we place the HVAC equipment in the attic and we do not want the ducting to sweat and have mold problems. We are striving for clean air in our homes.
  • Our dividing wall between the units is a 2 hour fire wall and not just a typical 1 hour fire wall. This consist of a 2x4 insulated wall, 1” air space, 2” metal stud wall with a continuous two inches of fire rated dens-glass from the first floor to the roof decking, another 1” air space, and another 2x4 insulated wall. This results in a 12” composite wall whereby the three walls are only tied together with clips, thus reducing vibration between the units. We achieve a STC (sound transmission coefficient) of 60, which is extremely good in residential construction.
  • First floor ceilings are 9’ and second floor are 8’.
  • All the first floor doors are solid core and are 8 foot high. All exterior doors are Energy Star ® rated.
  • We have used either an oil rubbed bronze or satin nickel hardware package in each home. The door knobs, hinges, door stops, light fixtures, bath faucets, bath accessories, knobs, and shower door are all the same finish for a beautiful detail.
  • We are a Kholer ® Builder and thus all fixtures and faucets are Kholer.
  • The heating/cooling system is designed around Amana equipment. We perform a manual J calculation in determining the load requirements necessary for heating and cooling equipment to work as efficiently as possible. This information is given to the energy rater so he can perform his test properly. Thus our HVAC system uses a 3 ton (2.5 ton on interior units) 16 SEER design. We use a two stage scroll compressor with a variable speed air handler for maximum energy efficiency. Since we only need one unit for both floors, we use electronic zone controlled dampers for the desired temperature on each floor. We incorporated a heat recovery/energy recovery ventilator in order to exhaust bad air and to bring fresh air in. The bath ventilation system is tied into this system. This thus reduces the exhaust sound to a slight hum and provides for 24/7 removal of humid and bad air. Our compressors use only R-410A refrigerant, which is one of the most environmentally sound refrigerants on the market today. The exterior compressor is extremely quiet, so when sitting in the courtyard one can still carry on a conversation while the unit is running. Amana offers a lifetime unit replacement limited warranty to the original homeowner.
  • Each unit is piped for a central Beam ® vacuum system.
  • Each unit has a structured wiring system with Cat 5e cabling for computer, security, video, whole house audio, and home theater capability.
  • We use Mohawk ® wood flooring in all living rooms, powder rooms, kitchens, dining rooms, and foyers. We use ceramic tile on all bath and laundry room floors. We have a tiled shower in each unit with a niche and seat in the shower. Whirlpools are accented with tile. We use Mohawk ® Smartstrain carpet in all bedrooms and upstairs hallways.
  • We use Whirlpool ® appliances. The microwave and dishwasher are Energy Star ® products.
  • Our cabinets are manufactured by Mid Continent Cabinets ®. These are a solid maple front cabinet with solid wood dovetail drawers. Drawers have soft close, full extension undermount glides. We have a variety of styles and finishes available. We use only grade 1 granite for all kitchens and custom marble vanity tops.
  • We use a large 5-1/2” base throughout the home with a 5-1/4 crown. In high ceiling we use a three piece crown detail.
  • Stairs consist of oak treads, and either wood or metal spindles, wood balusters, and painter risers for a beautiful detailed finish.
  • We have gas water heaters for efficiency. Some units have tankless water heaters.
  • Our garages are large enough to additional storage space or even a small workshop. We stain the garage floors for beauty and ease of maintenance. Garage doors are manufactured by Overhead Door. Each door is insulated and each door has an opener.
  • Our interior walls in the common areas have a knock-down finish as an architectural detail. Bedroom rooms and baths have smooth wall finish. Each town home’s painting schedule was designed by Just So Decorating.
